Exterior Renovation Project for Meidao No.1 Building Hong kongA. By site spot survey, the exterior wall was originally coated with stone paint. And now it appears 2 main defects showing below.
(a) Exterior building has been seriously polluted, and also appears partial color fading
Due to the stone paint not being properly treated i.e. applied with the good quality of clear topcoat to avoid the dirt pick , plus the coating has not being sealed properly, therefore the dust penetrated into the stone paint and at the end the coat turns out to be dark. Beside above, the stone paint shows color difference due to using inconsistent batch number of products . now we use the dirt pick up resistance as solution.

First wash down with a soda / water solution by high pressure water , rinse and allow to dry before either patching or painting. Very porous substrates should be filled and may require a diluted first coat. Apply the paint by brush, roller or spray. The application operation should be continuous in order to avoid dry edges; therefore plan the application work accordingly.
Ensure tools and equipment are cleaned with water after use.
ensure that dust, dirt, oil, grease and old paint are moved away;
All cracks, chips, voids and damages should be repaired with a filler prior to painting.
(2)Apply one coat of Silprimer; It is an silicon based aqueous acrylic copolymer emulsion of extremely fine particle size is used to penetrate and bind loose dusty and porous substrates. The application of silprimer greatly reduces the incidence of secondary efflorescence in concrete.
(3)Apply two coats of Terrashine super. It is a high-quality, water-based acrylic emulsion. It contains materials that provide excellent weather and pollution-resistant properties. Terrashine has a gloss finish when dry.
According to TERRACO color charts. Any special colors can be matched on request.
(b) Partially appears hair-line cracks
These irregular hair-line cracks causing by Shrinkage of substrate. However the stone coats do not have any elastic or flexibility to bridge the crack moving. Therefore we suggest the method as bellows:

(3), Apply two coats of terrashine super. See above
B, Parking lot renovation
Since partial wall surface has been renovated, the top coats used for renovation has shown many loosing parts which has very quite low water resistance property.
We suggest the method as following:
(1) High pressure cleaning, see above
(2) All cracks, chips, voids and damages should be repaired with a filler (Handycoat exterior) prior painting
(3) Apply one coat of Silprimer;
(4) Apply two coats of Terrashine.
C, Tennis court renovation
Since the old tennis court showing structured cracks now, it must be repaired the cracks with acrylic sealant or floor repair filler, then apply TERRACO flexipave system.
